The London Diocesan Fund (LDF), in partnership with the Parochial Church Council (PCC) of St Mark's Hamilton Terrace, invites tenders from suitably qualified and experienced individuals or organisations to provide Project Development Management services for the restoration and redevelopment of the fire-damaged St Mark's Church in St John's Wood, North London.

Background

St Mark's, a Grade II* listed landmark church built in 1846-47, suffered devastating fire damage in January 2023. While the external walls, tower, spire, and baptistery survive, the interior, roofs, windows, and fittings were destroyed. With insurance assigned to the LDF and the stabilisation works complete, the PCC and LDF are now initiating a transformative project to create a new, inclusive, and sustainable place of worship within the historic ruins.

The vision is to integrate restored historic fabric with new construction that reflects the church's inclusive mission, modern sustainability standards, and community focus. The project will deliver worship and flexible community space, potential residential units, and revenue-generating facilities. A global project budget in excess of £20 million is anticipated.

Scope of Appointment

The appointed Project Development Manager will lead the project through:

  • Phase A: Options Appraisal
  • Phase B: Feasibility and Pre-Planning (RIBA Stage 2)

Duration: Approximately 18 months

Budget for these phases: Approx. £2 million

Subject to performance, there is the potential for reappointment for further phases.

Job Requirements

Responsibilities include:

  • Leading appointment of the Architect-led Design Team (Architect, Structural Engineer, M&E Engineer, Planning & Heritage Adviser) and other consultants
  • Overseeing design development and stakeholder engagement
  • Financial oversight and reporting
  • Supporting vision alignment, community consultation and compliance
  • Coordinating project governance, meeting cycles and communications
